2114 Kimbolton Road, Feilding — rural lifestyle property for saleCountry life, comfortable, connected
A character villa and a separate self-contained apartment on one acre of fertile Kiwitea loam. 25 years spray-free. Productive orchard and vege garden. 15 minutes from Feilding. 5 minutes from a decent flat white.
Who it suits
A lifestyle block that gives you more.
Retiring off the farm
Less land, more life. An acre you can still walk before breakfast, without a herd, a mortgage, or a 4am start. Sheds and workshop space for the gear you're not ready to sell.
Growing out of a city section
Full sun, depth of soil, big trees, space to create at scale.
Serious about self-sufficiency
Fruit, nuts, vegetables, eggs already in production. You inherit established trees rather than waiting years for them to put down roots. The vege garden and orchard have been managed without sprays. If organic certification is your goal, you start from a clean, known history rather than someone else's chemical past.
Family needing space
Big lawns, secure fences, school and preschool minutes away. Warm, family friendly community.
Privacy seeker
No one looks in your windows or overhears what’s said at the BBQ. Neighbours are four-legged, quiet, and they never ask to borrow anything.
Guests or extended family
The separate apartment means visitors, teens or grandparents get their own front door.
The buildings
Two homes, one acre
Four bedrooms, two bathrooms and three toilets across a character villa and a separate apartment — with garaging, a hobby room and somewhere to put the tools.

Separate, self-contained, one bedroom

Two log fires, gas, heat pump, Star link.
Both buildings are insulated.

Questions
The ones we actually get.
Is it really rural?+
Feels rural. Feilding is 15 minutes' drive; Palmerston North 25 km. The immediate neighbours are grazing stock.
Is it certified organic?+
Not currently certified, but the property has 25 years of spray-free management and was formerly certified organic. If certification matters to you, you start from a known, clean history.
How much upkeep is it really?+
The lawns are done by a robot mower. The rest is as much or as little as you want — the bones are established, so it rewards attention without punishing a fortnight away.
What about water?+
1000 litres a day from the rural scheme, delivered to your own tanks, plus roof collection. No council restrictions.
How's the internet?+
Fast. You can Zoom, stream, rage-refresh weather forecasts or run two HD movies at once.
What comes with the land?+
Internal fencing keeps pets, children and vehicles separated. If you want tools, mowers or equipment — let's talk.
Do the ducks come with the house?+
The ducks have a preference but you have the final say.
Price?+
By negotiation. Starting from $810,000 — that's RV of $790,000 plus chattels. LIM, title, owner declaration and chattels list available on request.
Can I just have a look?+
'Just having a look' is a perfectly fine reason to visit.
Come have a look
Bring boots. We can boil the jug.
Walk the orchard, dig a hole, ask what's been sprayed on it (nothing).
